How these times are worked out

Cleaning uses real team timings as solo-owner labour: a 1 bed is about 1.75 hours a turnover, a 2 or 3 bed about 3.5, a 4 bed about 6. Messaging by hand is about 35 minutes a booking across all the touch points, roughly 7 once automated. In-person cleaning supervision is about 75 minutes a turnover versus 10 with a checklist and photos. Shopping in person is around an hour a week plus per space, versus a few minutes on Sixty60. Listing and pricing changes are about two hours a month a space by hand, cut to under half with Claude and a pricing tool. Maintenance is size-based DIY versus a quick call to a handyman. The morning check is 20 minutes a day, or 10 with alerts. These are sensible averages, not promises. Tell me where your reality differs and I will tune them.
